My client is looking for an experienced Superintendent to join their growing team. They are a full-service firm that offers superior turnkey construction solutions for its clients. They focus primarily in ground up construction projects throughout the tri-state. This position is an immediate need and looking for someone ready to tackle challenging projects!

Job Description:

• Always to be on site during scheduled construction activity. The typical workday is 730am-4pm Monday-Friday unless otherwise dictated by the needs of the project. If work outside of the typical work schedule is required in order to maintain the project schedule it is expected that the Superintendent be present.
• Responsible for opening and locking up the site every day. A company lock box shall be installed by the Superintendent. The code to the lock box shall be given to executives and Project Manager. At no time should the responsibility of securing the site be delegated to anyone except the Superintendent.
• Responsible maintaining control of all vendors under contract as it pertains to quality, schedule, manpower, scope and safety. The Superintendent shall provide written punch lists to each vendor prior to their expected completion of work. The Superintendent shall ensure that all punch lists including those provided by the client or architect are completed within 48 hours of receipt.
• Required to meet or exceed the project schedule provided to them prior to construction commencement. If the schedule start date differs from actual commencement date the schedule shall remain the same in duration and required milestones corresponding to the actual commencement date. The Company is subject to liquidated damages for every day that the project remains incomplete. The project shall be deemed complete when the Certificate of Occupancy has been issued by the governing municipality.
• Complete and submit a daily report via Ranken app everyday by 6pm. The report must include ATLEAST 8 pictures reflecting the day’s activities and manpower on site.
• The Superintendent is required to submit a detailed 2 week look ahead schedule every Thursday by 12pm.
• Maintain regular daily communication with the Project Manager. The Superintendent must make every effort to answer all phone calls and emails from the Project Manager and or executives. If the Superintendent is not able to answer a phone call it is expected that a return call or text message be made within 30 minutes or less.
• All receipts, tickets, notices, and proof of inspections should be maintained on site in a secure area. Digital copies of said documents should be submitted to the office via email (pictures) on the same day they are received.
• Responsible for meeting the predetermined General Conditions budget provided to them. If at any time during the course of the project, the budgetary restrictions appear to be hindering the quality of the project
• Responsible for keeping the site neat and orderly. In addition to the budgeted labor for progress cleaning the Superintendent shall require all trades to clean up their work and store materials in specified areas of the project at the end of every day. It is expected that the Superintendent will assist in daily clean up if necessary.
• Responsible for acting in a professional manner at all times and with all representatives of the project team. It is imperative that OFB is always represented in a favorable light and that the client is satisfied.
• The project site is a drug and alcohol-free environment. At no time shall any person under employment or contract will be permitted on site if it is suspected that they are in any way under the influence of drugs or alcohol. The Superintendent must immediately notify of any such occurrences.
• Responsible for ensuring that all parties accessing the project site adhere to all OSHA regulations and protocols.
• Responsible for reviewing all document uploaded to the “Field Supervisors” folder for their job. The folder is accessible electronically through the company provided iPad.
• Adhere to all landlord restrictions and ensure that all parties accessing the site do so as well.

Skills & Qualifications:

1. Ability to maintain a schedule and 2 week look ahead

2. Experience with New Ground up Projects-mix of metal stud and wood framing

3. Experience with construction documentation and organizing documents in a project management file
